Heating System Maintenance

  • It’s Murphy’s Law – Your heating unit will fail:
  • During the lowest chill factor and coldest day of the year
  • During the holidays
  • When you or a family member are sick with the flu, or…

You don’t have to dress like an Eskimo in your own home! When it comes to a major integral component of your home, like your furnace, there are hundreds of reasons why an inspection and tune-up of your furnace is necessary on a yearly basis, but here are five:

  1. To ensure the highest possible energy efficiency and reliability.
  2. To see that the thermostat setting you want is the thermostat setting you’re getting.
  3. To maintain safe, efficient and environmentally friendly use of fuels.
  4. To see that your system has adequate air flow.
  5. To Save You Money.

What are the top no-heat service calls?

  • Clogged or dirty air filter
  • A dirty flame sensor
  • Furniture is backed up against a return vent
  • High limit safety shut-downs
  • Blower motor failure caused by stress due to lack of maintenance
  • Over RPMing due to no load of air
  • Water or condensate leaking on critical circuit boards
  • Rodents (birds, raccoons, chipmunks, snakes, mice, insects) chewing, urinating or nest building, etc..

This covers your furnace, but what about your water heater? Our technician monitors for back-drafting to avoid low-level carbon monoxide caused by orphaned water heaters. This is a serious threat to the learning ability of children and short-term memory losses in adults.

What Our Customers Say

"Out of 4 HVAC companies that we dealt with during the -30 degree cold snap and our furnace breaking down, Abel far exceeded them all! All of their staff are friendly, understanding, and knowledgeable. They were upfront about pricing, arrived quickly, and were very pleasant to work with! We definitely recommend their services and will use them again!"

– Christine Bluhm

"Great service! Responded promptly on a VERY cold day. Identified the source of the problem, made necessary repair, AND explained what had happened. Will keep their contact information close and am happy to recommend them!"

– David Rubenstein

“As a facilities manager, I have real peace of mind knowing Fred is only a phone call away. He keeps our equipment in top condition, solves any equipment problems and works with me to keep our costs down. I can strongly recommend Fred and ABEL Heating and Cooling to any company if they value peace of mind in the mechanical operations of their facility.”

- Harold M

“The landlord had two different service companies look at the problem. Their solution was to add equipment for a cost to American Express of approximately $10,000. This was not an acceptable solution. Upon completion of ABEL Heating and Cooling’s detailed site analysis, it was presented to us that a simple modification would solve the problem vs. adding equipment. The recommendation from ABEL Heating and Cooling worked and saved American Express $8,000 on this one issue.”

- Joe Swanson – American Express Real Estate

Heating FAQ

Is there anything I can check myself before I call you for service?
Yes. Make sure the thermostat is on and your equipment is getting power. There is a power switch on the furnace and a service disconnect on the air conditioner. Also, check your building’s breaker or fuse box. If all of these things are functioning properly and your issue still exists, you probably need to call for assistance.
Is ABEL Heating and Cooling locally owned and operated?

We sure are! Feel free to come out, have a cup of coffee and see us in person.

How often should I change my furnace filter?
Check it every month. Change it when dirt is visible. How often it needs to be changed depends on three factors:
How often the equipment runs
The conditions around your equipment when it runs
The filter you have
How often should my heating & A/C system be checked?
Annual check-ups by a qualified technician is recommended for proper efficiency. Get your heating unit tuned up in the fall, and cooling system tuned up in the spring.
(Humidifiers, air to air exchangers, etc. are also serviced during a “tune up”)
What is the biggest energy user in my home?
Minnesota winters make the furnace, boiler or heat pump your biggest energy consumer.
How do I keep my windows dry in winter?
An air-to-air heat exchanger or “HRV” will reduce the moisture in any home to clear off the windows. However, you could try a little higher room temperature setting and see if that works.
What can I do for my family members with asthma or allergies?
A good first step is to get a whole-house air-filtration system. The Lennox healthy climate system has been rated the best in the industry by a leading consumer advocates. Another great idea is to install a SteriLight™ system by Steril-Aire®. It destroys mold and microorganisms that might cause allergies in your home or building. ABEL Heating and Cooling is a member with the Indoor Air Quality Association and if you would like to find out more information on Steril-Aire® products click here.
What is the “warm room” concept?
As we try to shrink our environmental “footprint” some people turn the heat down very low in rooms that are not used as often. Be aware that using an electric space heater or other type of heating device can offset the savings gained by limiting your central heater use. Automatic thermostats that control heating and cooling settings are a great way to save and conserve energy. Unlike a space heater, this strategy never forgets when you are away.
Is solar hot water cost effective?
Using solar energy for hot water in domestic homes is a great idea. The sun’s energy is free and has zero emissions. We can install a system for you today. It might be less cost effective than other systems we offer, but it’s much more eco-friendly than other alternatives.
What is electronic zoning? What are the benefits?
An electronic zoning system divides your building into sections. Each section is given a thermostat. A building with proper zoning has a constant temperature in each room, saving money and energy.
Why are some areas in my building hotter than others?
There are two possible options: Your thermostat location and/or a problem with your ductwork. You’ll most likely need an HVAC certified company such as ABEL Heating and Cooling to help you remedy the situation.
The Efficiency rating on my furnace, what does it mean?
It pertains to the energy that actually heats your home, not lost through exhaust. The higher the efficiency rating of your furnace, the greater the potential energy and cost savings.
What size furnace do I need?
Sizing of equipment can be a complicated process. To guarantee accuracy, contact a licensed HVAC company such as ABEL Heating and Cooling to show you what furnace size would be best for your building.
Do I qualify for a rebate since I just got a high-efficiency furnace?
Most likely, you do. The rebate programs are processed by the local energy companies. We can supply you with the necessary paperwork if you’d prefer.
When should I replace my furnace?

Furnaces should last for 10-20 years under normal circumstances.
Lifetime depends upon:

  1. How well it has been maintained
  2. How often it has been used
  3. Under what conditions it has been used

(A furnace that has gone through a remodeling project could have lost a few years)

Should I turn down heat at night to save energy?
Turning down your heat can save money and energy. But it takes an 8° temperature difference over 8 hours to notice substantial savings. Check the owner’s manual for the thermostat in your building. It should offer recommendations for energy savings.
How can I regulate humidity when running the heater?
The humidity level can be controlled by a humidistat on a whole-house humidification system. One that has an outdoor temperature sensor is recommended. If you do not currently have whole-house humidification, we can help you to decide if this is a good option for you.
How humid should my building be?
During a Minnesota winter, 35% relative humidity is recommended.
